Yeah, avoid partnerships. Lead, follow, or get out of the way. My biggest loss was 2007, when I signed up for a pre-construction house and construction loan for a house in North Port, Florida. The builder took the construction advance from the bank on my behalf, then declared bankruptcy. I never received a house and legally owed the bank $128k that the builder received.
